Unforseen Events

At any time unforeseen events may occur. These range from minor matters such as gales blowing down fences and gates, through boundary disputes to major house fires. Our service is designed to be comprehensive and all embracing and as such we deal with these problems as and when they occur, carrying out whatever actions may be required to return rapidly to normality and protect our client's best interests.

For the landlord who is experienced, present in this country and who wishes to deal with some of the management functions himself we offer a variety of parts of our service on a menu basis. These allow landlords to select one or more of the individual management functions which we can carry out while retaining overall control of the management themselves. These services are:


Tenant Find and Tenant Find Plus Service

We take detailed particulars of your property and advertise it in the normal way. Normally this involves a to let board and the same newspaper, internet, mailing and other media used for our full management service. Upon receiving contact from interested potential tenants we pass their details on to the landlord who progresses all matters from there onwards. Our charge becomes due when a tenant introduced by us starts a tenancy. Our tenant find plus service includes the taking of full references on any prospective tenants which when found to be satisfactory are forwarded to the Landlord. Again our charges only become due when the applicant starts a tenancy.


Tenant Find and Install

The service most frequently selected by landlords who prefer to manage their own lettings but seek the benefits of our widespread marketing, comprehensive tenancy agreement, tenant screening and selection services. After advertising and locating a suitable tenant, preparation of a suitable tenancy agreement and legal notices takes place. We serve appropriate notices, oversee the signing of the agreement and collect the first month's rent and deposit prior to installing the new tenant at the property. Where required and for an additional fee a schedule of condition and inventory can be prepared. Tenant installation completed, we then pass the rent and deposit to the landlord, less our fee, who deals with the day to day management from there on.
