How to Reserve and Apply for a Property

Once you have viewed the property and have decided that you would like to apply, you will be asked to fill out an application form. This form can be downloaded from the website.

Application Form
The application form will give us all the basic data we need from you in order to process your references. It is a five page document, and although it seems a lot, it really isn't all that daunting. There is a £50 charge for this, as this is the cost of obtaining all the references on your behalf.

References
Once we have your completed application form, we will pass it onto our retained specialist referencing firm, Letsafe. They will carry out a simple credit check, and providing you are credit worthy, the full references will be taken up. Letsafe will obtain references from your employer, your bank and your previous landlord, if this applies. Essentially all this does is prove you are who you say you are, and that you can afford to cover the rent. As soon as the result of your references is passed onto us, we will email you to let you know the outcome. Although a lot of work is involved, the process should take just 24 hours, meaning we can move you into the property as soon as possible.

Holding deposit
Whilst your references are being processed, we ask that you pay a holding deposit for the property. This means that we will not show anyone else around the property and we stop actively marketing the property. In effect, the property is held only for you in the event that the references take a little longer in coming back. The holding deposit is £200, but it is a refundable deposit should your references come back unsatisfactorily. However, if the tenancy goes ahead as planned, this money is added onto your deposit when you move into the property. Note however that if you pull out of the tenancy after paying the holding deposit the holding deposit is not refunded.
