Gas/Electricity/Water
Payments of gas (including Calor), electricity, oil and water bills are the responsibility of the tenant. We will be happy to pass on details of meter readings and new address information to the utility companies on your behalf, but will only do so upon instruction.
Some properties may have key meters installed and we will supply you with the relevant information you need to use this service.
Council Tax
As an assured tenant you will be liable to pay council tax for the property. We are required by the Registration Officer to give details of new tenants moving into any property within the Borough Council area. Payment of council tax is by arrangement directly with the local authority.
Telephone
As an incoming tenant you may want to take over the telephone line at the property. Where known we will let you know the existing number. It is your responsibility to set up and close this account when you leave, as we are unable to do this on your behalf. This is because British Telecom will not talk to third parties with regard to any account held.
Cable/Satellite/Internet Services
Most of the properties in Milton Keynes are on the NTL Cable system. This is a terrestrial cable system that allows you to receive normal pictures without an external aerial. If you wish to receive extra channels you will need to contact NTL Cable who will rent you a decoder and you will not need a satellite dish to be fitted. However, if you wish to have a satellite dish fitted, permission needs to be granted from the Landlord. Normally this is not a problem, but it is the Landlord who has the final say. This is the same with regards to Internet services installed at the property.
A TV license is required if you are going to use a television at the property, and it is possible to transfer an existing license to your new home.
Rent Payments
Your rent is due calendar monthly and in advance. The day you sign the agreement and pay the first months rent becomes the day your rent is due each month. It is possible for you to move your rent day to suit other payments you have by paying an additional balance to trip the rent forward. It is important to note that all correspondence for the property regarding dates will be constructed using the original rent date. E.g. Notices to Quit.
The tenancy agreement calls for all rent payments, excluding the first initial payment, to be made by standing order. You can download a standing order form from the website.
N.B. Non-payment is a breach of contract and is grounds for possession.
