Approximately two months into each term of tenancy we make the first full formal inspection of the property. Our inspector will note anything unsatisfactory about the Tenant’s care of your house and require remedial action where required. Although our inspectors are not surveyors they will note any unusual problems that may occur with your property such as cracking or settlement. The formal inspections allow us to assure you that the tenants are looking after the property satisfactorily.
Informal inspections subsequent to the first formal visit are structured according to our impression of the level of care exhibited by the tenants. Informal inspections are usually made without warning, although we have no automatic right of access in such cases. The inspector's findings may then simply confirm a satisfactory report, or in some cases prompt a special formal inspection with full inventory check, further action and instructions to the tenant as necessary. The informal inspections are a valuable adjunct to the formal inspections, which are made when the tenant expects us and give a more accurate picture as to how your tenant is living in and treating your property.
