Most properties are let unfurnished except for carpets, curtains and a cooker (The 3 Cs!!). We also deal with fully furnished lettings. Upholstered furniture must by law comply with the current fire and furnishing regulations. Copies of these and any other regulations referred to in this summary are available in more detail and current form upon request. The tenants will be responsible for the payment of all utility accounts (gas, electricity, telephone, etc.) together with water rates and council tax and these accounts will be notified by us at the start of the tenancy.
Household 'bricks and mortar' insurance is the responsibility of the landlord (we as your agents can arrange this if you wish) as is cover for any of the landlords contents you may wish to insure. The tenant is responsible for insuring his own belongings.
The landlord is responsible for the safety inspection of gas appliances and electrical installation, but as your agents we can and normally do deal with this on your behalf using our appointed Corgi Registered heating engineers.
Electrical inspections are only partially required by law but we recommend any letting property is checked once every ten years and ideally more frequently. We recommend a full NICEIC inspection and can arrange this for you.
