Specification

Visit the property and provide rental valuation and relevant letting advice as required. Take your letting instructions and confirm them in writing. Produce and send a draft tenancy agreement for approval.

Prepare letting particulars, erect a “to let” board, advertise the property in the local press and via the internet and to generally market the property.

Deal with accompanied viewings of the property, show applicants around the property and generally locate a tenant.

Take application from prospective tenants, Reference and approve applicants, select successful tenancy applicant within agreed criteria.

Prepare tenants pre tenancy agreement and other paperwork for applicant.

Take and prepare detailed schedule of condition and inventory. Copies of this are available to the landlord at any time upon request. This inventory is agreed by the tenant at the beginning of the tenancy and is normally backed up by a video inventory as well.

Ensure gas appliances are legally compliant, serviced and safety certified.

Start the tenancy, collect and account rent on a monthly basis (in advance) to the landlord, funds paid to any UK account and statement sent each month anywhere in the world.

Take and hold tenants deposit in audited and bonded client account.

Carry out two formal and two informal inspections of the property each year.

Deal with any property maintenance (planned or unplanned) as it arises within the landlords instructions.

Review the tenancy (commencing four months before the end of the tenancy) review the rent.

Serve appropriate review notices on the tenants

Carry out a formal check out at the end of tenancy, dilapidate the tenants for any unauthorised damages.

Deal with any landlord or tenant problems during the tenancy as they may arise. If the tenants give notice and the landlord wishes the property to be relet, to start the management cycle again with a view to locating suitable new tenant to take occupation as the last one leaves.
