The Checkout

The importance of a detailed schedule of condition and inventory is nowhere better demonstrated than at the point of checking out a departing tenant. The checkout is by appointment, when the house must be in the same condition as found allowing only for fair wear and tear. It should be clean and empty of the tenant's possessions and the gardens in properly tended condition. We carefully compare the condition of the property with the agreed schedule of condition and inventory.

We then compile a closing account that takes into consideration the cost of rectifying any damages, the balance of deposit remaining and the amount of any rent under or over paid. A copy of this account (with a letter of explanation as necessary) is sent to the tenant at his new address with a cheque for all monies due to him.
