It is also acceptable for the client to instruct a letting agent to do this on their behalf who will either instruct their own sales department or work regularly with the most suitable estate agents in their area.

Once a property has been found, the letting agent will be able to confirm whether or not it has letting potential, the range of the likely rent that can be achieved in current local market conditions and advise on the need for any re-decoration and new fixtures and fittings. They will be able to advise on the most effective way to attract good tenants and to reduce the risk of periods where the property is standing empty.
